Government Authority located in Memphis, Tennessee; USA based organization looking for expert vendor for real estate services.
[A] Budget: Looking for Proposals
[B] Scope of Service:
Vendor needs to provide real estate services to the government authority located in Memphis, TX.
Property Acquisition Services
1) Provide market analysis and advice on pricing for properties proposed for purchase by the Authority;
2) In accordance with CFR 49 Part 24, obtain appropriate appraisals and review appraisals
3) In accordance with CFR 49 Part 24, provide necessary and appropriate relocation assistance services, either directly or through a third party;
4) Prepare and present any and all counter-offers or addenda requested by the Authority as part of purchase negotiations;
5) Provide the communications link between the Authority and seller or sellers agent;
6) Draft purchase agreements for purchases and securing all appropriate signatures and approvals related thereto;
7) In conjunction with Authority legal counsel, provide information and documents necessary for escrow in preparations for closing;
8) Maintain escrow files on all Authority transactions;
9) Provide accurate land use, title, or other information on property being reviewed for purchase as approved by the Authority;
10) Familiarize yourself with all aspects of properties being considered for purchase, i.e. historic deed restrictions, etc. and advise the Authority of such conditions in a timely manner;
11) Provide follow-up on each open file and provide monthly reports to designated Authority staff on all properties the Authority is attempting to purchase through the efforts of the Consultant;
12) Provide recommendations to the Authority concerning potential subdivisions of land, completion of boundary surveys, inspections, environmental cleanup, or other activities which might be undertaken in connection with specified real estate transactions and act as the Authority’s Agent in accomplishing the same;
13) Coordinate maintenance with vendors where applicable for board-up, fencing, weed abatement, security, and other services;
14) Serve as contact for day to day operations to handle any maintenance or emergency issues regarding property purchased
15) Provide property access to consultants for environmental testing/inspections and other access as required;
16) Provide redundancy within its office through another broker/agent or staff person who is continually updated on the status of the Authority’s real estate transactions
- Other Related Services as Required
1) Provide ad-hoc appraisals, market rent studies and surveys in accordance with Federal Aviation Administration (FAA) requirements and 49 Code of Federal Regulations (CFR) Part 24;
2) Make timely confirmation of all real estate transactions (inspections, closings, etc.);
3) Coordinate with local code enforcement agencies as required;
4) Represent the Authority at public meetings when requested;
5) Confirm that the above Services have been completed, in writing and concurrent with the required action, to the Authority’s key contact.

Performance of the work will be Offsite. Vendor needs to carry work in their office location.
